Fall Home Maintenance Checklist

Fall is the window to prepare your home for cooler weather — before heating systems run daily and before freezing temperatures arrive. This checklist focuses on what to check now, what to schedule before heating season, and what applies before a freeze. Tasks are grouped so you can work through them in order; not every task applies to every home or climate.

Test smoke and carbon-monoxide alarms
What to check: Press each alarm's test button and confirm it sounds. Replace batteries if needed, and replace any alarm that has passed the manufacturer's replacement age (commonly 10 years, but check the label).
When it applies: Now, and monthly through the heating season.
Help level: Routine observation
Caution: If an alarm fails to sound during testing, replace it immediately. Carbon-monoxide risk rises when heating equipment is in use.

Check the HVAC filter
What to check: Locate the filter, hold it up to a light source, and replace it if it is visibly clogged or past the manufacturer's replacement interval. Note the size printed on the frame so you can reorder.
When it applies: Check now before heating season; continue monthly or per the manufacturer's interval.

Caution: Turn off the system at the thermostat before opening the filter compartment. Use the exact size and type specified for your equipment.

Walk the exterior and look for visible issues
What to check: From ground level, look for missing or damaged siding, gaps around pipes and vents, loose downspouts, and vegetation pressing against the structure. Note anything to watch or have checked.
When it applies: Once in early fall before leaves drop and again after leaf fall.

Caution: Do not climb onto the roof or a ladder for this check. Roof access is a fall hazard and is best left to a qualified professional.

Before regular heating use

Schedule and complete these before your heating system runs day in and day out. Service providers are usually easier to book before cold weather arrives.

Schedule a professional heating-system inspection
What to check: Arrange for a qualified HVAC technician to inspect, clean, and service your furnace, heat pump, or boiler before the heating season. A professional can check combustion, venting, and controls that are not safe to assess yourself.
When it applies: Annually, before regular heating use. Book early — technicians fill up once cold weather hits.
Help level: Qualified help
Caution: Do not open, adjust, or attempt to repair gas valves, burners, combustion components, or venting. Gas and combustion work requires a qualified, licensed professional.

Have a wood-burning fireplace or stove chimney inspected
What to check: If you use a wood-burning fireplace or wood stove, have a qualified chimney professional inspect and, if needed, clean the flue before the first fire. Creosote buildup and blockages are a fire and carbon-monoxide hazard.
When it applies: Annually before first use, or more often with heavy use.
Help level: Qualified help
Caution: Chimney and venting inspection is not a DIY task. Hire a certified chimney sweep or qualified professional.
Clear gutters and check downspout drainage
What to check: Remove leaves and debris from gutters after the trees have dropped their leaves. Confirm downspouts direct water at least several feet away from the foundation and that nothing is blocked.
When it applies: After leaf fall, before freezing weather. A second clearing may be needed where trees shed late.
Help level: Use caution
Caution: Ladder work carries a serious fall risk. Use a stable ladder on level ground, stay off wet or windy surfaces, and consider a qualified professional for two-story or hard-to-reach gutters.
Check weather seals around doors and windows
What to check: Look for cracked, compressed, or missing weatherstripping and door sweeps. On a breezy day, check for noticeable drafts. Replace worn seals to reduce heat loss.
When it applies: Once in fall before heating season.

Caution: Sealing combustion air intakes or venting is dangerous — never block vents, flues, or air supplies that serve heating equipment.
Inspect visible plumbing and the water heater
What to check: Look for corrosion, drips, or mineral buildup around the water heater and accessible pipe connections. Note the water heater's age if known.
When it applies: Once in fall; keep watching through winter.
Help level: Use caution
Caution: Do not attempt to repair a leaking water heater or pipe yourself unless you have the training. Shut off the water supply if a leak is active and call a qualified plumber.

Before freezing weather, where applicable

These apply in climates where temperatures drop to freezing. In mild-winter regions, most can be skipped — see the climate notes below.

Disconnect and drain outdoor hoses and faucets
What to check: Remove garden hoses, drain them, and store them. Shut off indoor valves to outdoor hose bibs if your home has them, then open the outdoor faucet to drain remaining water.
When it applies: Before the first expected freeze.

Caution: If you are unsure whether your outdoor faucet is frost-free or how to shut off its indoor supply, ask a qualified plumber rather than guessing.

Protect exposed plumbing in unheated spaces
What to check: Insulate pipes in crawl spaces, basements, and along exterior walls where they are accessible. On very cold nights, let a trickle of water run from faucets served by exposed pipes and open under-sink cabinets to let warmer air reach them.
When it applies: Before sustained freezing temperatures and during cold snaps.
Help level: Use caution
Caution: If a pipe freezes, do not use an open flame to thaw it. Shut off the water and contact a qualified plumber. A burst pipe can cause serious water damage.

Service or shut down irrigation and sprinkler systems
What to check: If you have an irrigation system, have it winterized (drained and cleared of water) before freezing weather, or shut it off and drain what you safely can per the system's instructions.
When it applies: Before the first freeze.

Caution: Professional winterization uses compressed air equipment that can be hazardous to operate without training. Consider a qualified irrigation service.

Climate and situation notes

Freezing climates

Complete every task in the “Before freezing weather” section. Disconnect hoses, protect exposed pipes, and winterize irrigation before the first hard freeze. Schedule heating service early — technicians book up quickly once cold weather arrives.

Mild climates

If temperatures rarely drop to freezing, you can generally skip hose disconnection, pipe insulation, and irrigation winterization. Focus on heating service (even mild climates use heating), alarm testing, gutter clearing, and weather seals.

Renters and HOA-managed properties

If you rent or your homeowners association manages exterior maintenance, your responsibilities are limited to what your lease or association rules assign. You can usually test alarms you can safely reach, change accessible filters, and report problems promptly. Gutter cleaning, roof work, exterior sealing, and heating service are typically the landlord’s, manager’s, or association’s responsibility — report concerns in writing and keep a copy.
